Our read is that this is a standard residential house that happens to hold a certificate. You are buying a house, not a business, and no business is being sold with it. Please still get your broker to confirm it and put it in writing, because lenders can differ on this.
With the uplift work done, young professionals, and also the better off students. Not one or the other. The finish decides this more than the suburb does. A tired room takes whoever will have it. A renovated room with its own bathroom, furnished, bills included, attracts someone with a job who will stay.
Yes, clearly. Ensuites are the single biggest lever on rent per room, and they are what separates a room a working professional will take from one they will not. It is also what you said at the very start, that you would rather have six or seven good rooms than nine small ones.

Ordered by distance from the city, closest first. The two that matter most are the first two columns: what one room rents for, and how many people are chasing each room. On vacancy, anything under 2% is a tight rental market and all six of these are under it.

Reservoir and the Preston boundary first, then Pascoe Vale, Coburg North and Fawkner. Inside 17km of the city, and closer is better. Walking distance to a train station, with about an hour door to door into the city. Safe, settled streets.
A house on its own land, ideally 600sqm or more. Four or more bedrooms now, with room to get to six or seven. Old and tired is fine, in fact we prefer it.
Fewer, bigger rooms rather than lots of small ones, around 12sqm each. Every room gets its own bathroom, either inside the room or just outside it.
Working people on steady incomes, or students with a part time job. Better rooms attract better tenants who stay longer and cause you fewer headaches.
We look at a lot of properties, on and off market, and quietly rule out the ones that do not work. You will not see this part, and that is on purpose. There is no point showing you fifty houses.
